Hyannis: Developer seeks waivers to build luxury

HYANNIS --- A developer seeking to build 33 luxury condos on a 1.32 Hyannis' Inner Harbor parcels has asked the town's Planning Board for waivers from its affordable housing, density, height and historic district architecture requirements. Waivers sought include relief from a requirement that 10 percent of the units be affordable, and an increase of the town's density limit of 7 housing units per acre to 25 units per acre.

Concord: Assisted living near prison inches forward

CONCORD --- The effort to build an 83-unit assisted living facility on land next to MCI-Concord cleared a procedural hurdle recently as the West Concord Advisory Committee OK'd the proposal. The project, proposed by the Grantham Group, would still need the OKs of the Planning Board and Zoning Board of Appeals.

Franklin: Rural land vote stops 34 townhouses

FRANKLIN --- Responding to neighborhood feedback, the Town Council has voted to deny a Medway developer's request to rezone an 11-acre parcel on Summer St. from rural to residential. Grandis Homes was seeking the zoning so it could build 34 single-family town houses.

Falmouth: ZBA poised to OK 40B on town land

FALMOUTH - The Zoning Board of Appeals expressed support for issuing a comprehensive permit for Little Pond Place, a 40-unit housing project on Spring Bars Road, using land purchased with Community Preservation Act money in 2010 for the expansion of local affordable housing and open space.

Falmouth: ZBA opens hearing on Main St. 40B

FALMOUTH --- The company that originally proposed a hotel and then came back with a 104-unit Ch. 40B housing proposal for Main Street had its first hearing in front of the Zoning Board of Appeals recently, with 50 residents in the room asking about seasonal rental policies, pool and play area amenities, health and traffic.

Peabody: Long list of concerns about Elks Lodge 40B

PEABODY --- School crowding, flooding, public safety and building design are among the concerns voiced by city departments over a proposal by Larkin Real Estate Inc. to apply for a Ch. 40B permit to build 80 apartments on the Elks Lodge site. To be called the Residences at O'Shea Field, the project would be near the Welch Elementary School, which the town says is already overcrowded.
