More families achieve dream of homeownership with ONE expansion

Posted on September 19, 2025

MHP’s Homeownership team is celebrating an impactful fiscal year 2025 with nearly 500 families purchasing their first home through our ONE Mortgage programs.

Alongside the original ONE Mortgage Program, MHP launched two new programs to enhance the benefits of ONE in Gateway Cities — ONE+ and ONE+Lowell.

ONE+ was launched in November 2024 in partnership with the Executive Office of Housing and Livable Communities (EOHLC), the Eastern Bank Foundation, and the Boston Foundation’s Racial Wealth Gap Partnership. ONE+ enhances the benefits of ONE Mortgage for those living in the 26 Gateway Cities as well as Framingham, Randolph, and Boston. More than 175 families have bought their first home with ONE+, with more closing every day.

“For a mother of two, money is a struggle and MHP has made a big difference in our lives. Thanks to this program I am a homeowner today,” a ONE+ homebuyer recently said.

MHP also launched a ONE+Lowell pilot program in partnership with the Merrimack Valley Housing Partnership (MVHP). ONE+Lowell utilized municipal funds from the City of Lowell to deliver lower interest rates and increase the buying power for homebuyers in the city. During the ONE+Lowell run, MHP saw an increase in the number of homebuyers purchasing in Lowell compared to fiscal year 2024. MVHP played a critical role in the success of the ONE+Lowell pilot program. Several Lowell families now own their first home thanks to MVHP’s hard work.

ONE borrowers purchased their first homes in municipalities across the Commonwealth, particularly in the Gateway Cities and Boston. More than 200 homebuyers purchased in Boston in 2024 with ONE+Boston. MHP also saw a rise in homebuyers in Lowell and Taunton compared to fiscal year 2024.

ONE borrowers

Lender and nonprofit education partners are vital to the success of all of the ONE Mortgage programs.

Eastern Bank, Leader Bank, Citizens, Rockland Trust, and Cambridge Savings Bank were top lenders in fiscal year 2025, closing the highest volume of loans across the Commonwealth. M&T Bank recently became a ONE Mortgage lender and quickly got to work, becoming one of our top lenders for ONE+ loans in fiscal year 2025.

Thirty-two lenders began offering ONE+ to their borrowers, including two new lenders that signed on in fiscal year 2025 — Metro Credit Union and Hometown Mortgage.
