Building wealth: Comparative study of ONE Mortgage and FHA loans

This paper compares actual wealth building outcomes in MHP's subsidized ONE Mortgage to hypothetical outcomes for a borrower who received a comparable Federal Housing Administration (FHA) insured mortgage. The paper - authored by MHP - illustrates how ONE Mortgage loans in general have much lower monthly payments, resulting in greater overall benefits to borrowers. This paper was originally presented at a national symposium hosted by the Harvard Joint Center for Housing Studies and Fannie Mae in March 2019.

Request for Proposal (RFP) | Multi-Family Pre-Purchase Counseling

The Massachusetts Housing Partnership (MHP) is seeking qualified organizations to provide individual, pre-purchase counseling to buyers of three-family properties who are utilizing the ONE Mortgage Loan Program. Agencies who intend to respond should register with Moriah Cummings (mcummings@mhp.net) prior to Monday, July 22, 2019 while submitting all questions prior to August 2, 2019. Complete submissions must be received by 2:00 PM, Friday August 16th, 2019.

Wealth building: Why ONE Mortgage lowered credit scores

In looking for ways to increase homeownership opportunities for people of color, MHP looked at credit scores, debt-to-income and loan-to-value requirements. All were tightened during the recession and this decreased opportunity for people of color as the economy improved. To counteract this, MHP looked at 5,000 existing loans and found there would be minimal risk in lowering credit scores for ONE Mortgage.
