MassWorks
Helping employees become homeowners
MassWorks is an employer-assisted mortgage program that encourages employers to invest in their employee's home purchase by matching an employer contribution with state funds.
MassWorks is modeled after and is used in conjunction with MHP's SoftSecond Loan Program, the state's most affordable and secure mortgage product for low and moderate-income first-time homebuyers. Employers who have signed up for MassWorks include Assumption College, Clark University, Holy Cross, UMass Memorial Health Care and Worcester Polytechnic Institute.
Created by MHP and the state Department of Housing and Community Development, MassWorks is different than many traditional employer-assisted mortgage programs where employer funds are used strictly for down-payment assistance.
While down-payment assistance is possible, MassWorks is unique in that it takes an employer contribution and a dollar-for-dollar state match and applies it to a homebuyer's monthly mortgage payment, spread out over 10 years. This keeps a homebuyer's payments low.
Employer-assistance mortgage products are a proven way to help employers recruit and retain employees. MassWorks is a flexible program that can be designed to fit a company's goals. The minimum contribution for MassWorks is $2,500 and the state will match an employer's contribution dollar-for-dollar up to $5,000.
